Brush & Company is uniquely qualified to provide a wealth of expertise to small individual projects or multiple location studies for clients ranging from large institutional investors to local independent owner/operators. When applicable, operational studies are performed by a "team" to bring more than one point of view and to provide specific, focused expertise in identified problem areas. Services provided by Brush & Company typically approach an operational study in one of three levels of detail as shown below:

Basic Diagnostic Overview

  • Review the property’s occupancy and rate history, preferably including comparisons with local competitive set.
  • Perform a physical inspection of the hotel plus a look at the identified competitors.
  • Analyze the hotel’s market position with respect to both its competitive set and the overall local market to the extent statistics are available.
  • Identify options and opportunities for the hotel or resort within its existing markets or with under-served market segments.
  • Prepare a summary letter of findings and conclusions.

Enhanced Diagnostic Review

  • Review historical operating results including occupancy and rate history and income and expense statements as available.
  • Perform a physical inspection of the subject hotel and on-site interviews with key management personnel.
  • Analyze the hotel’s market position with respect to both the local market and its competitive set.
  • Identify alternate strategies for the hotel/resort with expected increases in revenue or decreases in expenses.
  • Prepare a report detailing major findings and recommendations.

Complete Diagnostic Examination

  • Review Historical Occupancy and rate levels, income and expense statements, capital budgets, marketing plans, etc.
  • Perform a physical inspection of the subject hotel and on-site interviews with key management personnel.
  • Analyze the property’s market position, competition and area’s prime demand generators.
  • Identify alternate strategies for the hotel/resort for both revenue enhancement and cot containment.
  • Prepare a preliminary financial analysis of the identified alternatives.
  • Issue a formal report of the findings, recommendations and financial potential of the property.
